The building is ready — and there are only 24 units
OKA is a single-tower residential building with four units per floor. The façade, lobby, pool and gym in the photos on this page are of the completed building. What RJZ Cyrela is still selling are three new units, never lived in.

The price list has the down payment in November 2026 and the balance in February 2027. There is no construction payment schedule.

A boutique building on Borges de Medeiros
OKA Residence Lagoa stands at Avenida Borges de Medeiros, 2331, on a 1,035.95 m² corner plot with 39 metres of frontage on the avenue and 27 on Rua General Garzon. It was developed by SIG Engenharia and RJZ Cyrela, and built by SIG. The architectural design is by Insite Arquitetura, the façade concept by Rafael Borelli Arquitetos Associados, the interior decoration by Studio RO+CA and the landscaping by Landscape Jardins.
There are 24 units in a tower with two basement levels, ground floor, one garden-unit floor, four standard floors and the duplex penthouses: 4 garden units of 184 to 259 m², 16 apartments of 164 to 213 m² and 4 penthouses of 336 to 439 m². Each circulation core serves two units, with a main elevator, a service elevator and stairs; there are four elevators in total.
The façade has sliding metal brise-soleils with a wood-look finish, aluminium frames and floor-to-ceiling glass at the front, and beams clad in black metal. Units are delivered with rectified porcelain tiles, biometric locks on the main and service doors, and infrastructure for split air-conditioning in the living room and bedrooms. There is individual water metering, rainwater reuse and charging points for electric cars and bicycles.

With financing, banks finance up to 80% of the property value; the minimum down payment is 20%. In unit 201 the down payment is R$ 1.558.996; in garden unit 101, R$ 1.492.650.

Does the garden unit have a pool?
The floor plan of garden unit 101 shows a terrace with a pool, and the fact sheet lists the pool and shower kit as available for garden units 101 and 104 and for the penthouses. On the visit I show you how the unit was delivered.
