No. It is a new development by Calçada, built by Montserrat as a retrofit of an existing building, and its units were 100% sold at launch. I confirm the official completion date with the developer when we talk.
Can I combine units or switch the 1-bedroom to a studio?
According to Calçada, combining units was allowed and the 1-bedroom unit could be delivered in the studio option at no extra cost, provided this was requested at the time of purchase. There are 182 units in total, all sold at launch.
What amenities does Se7e Full Week Studios have?
The rooftop has a pool of about 36 m² with a sun ledge and sun deck overlooking Guanabara Bay, plus a steam sauna, a gym, a barbecue area seating 17 people and a gourmet space seating 40. The basement level holds the coworking space with meeting room, the social space with games, the shared laundry, the mini market, the bike storage and the storage lockers.

Can foreigners buy a resale studio at Se7e Full Week Studios?
Yes. Foreigners can buy urban property in Brazil, even without living in the country. You need a CPF (Brazilian individual taxpayer number), which can be requested at a Brazilian consulate. The purchase is recorded at the Real Estate Registry Office (Cartório de Registro de Imóveis), as for any other buyer. At Se7e, this applies to resales, since it sold out at launch.
Can I buy at Se7e without being in Rio?
Yes. If a resale comes up, I give you a video tour and send you the floor plans, and signing can be done with a digital certificate or through a power of attorney. I follow every step and can refer you to a trusted lawyer to review the contract.
How does a foreign buyer pay for a studio at Se7e?
Se7e was 100% sold at launch, so any purchase there is a resale: I let you know if a unit comes up, and the price and payment terms are those agreed with the owner in the proposal. Funds from abroad come in through an international bank transfer registered by the bank.
Do I need a CPF to buy property in Brazil?
Yes. The CPF is the individual taxpayer registration of the Receita Federal, Brazil’s federal tax authority. Foreigners can apply for it at a Brazilian consulate or online through the Receita Federal.
