The price per square meter here went from about R$ 10 thousand in 2015 to an average of R$ 20 thousand today. The reason is simple: 600 meters away lies the Olympic Golf Course, a green area that will never be built on. Two towers on a 12,788 m² plot, with a 360° virtual tour of both floor plans on this page.
Barra da Tijuca is still growing in many directions. The Olympic Golf quadrant is not. It is bordered by an environmental protection area, by the Jacarepaguá Lagoon and by the course itself — and the number of plots there is fixed. That is what doubled the price per square meter over the last decade.
The Olympic Golf Course, a legacy of the 2016 Games, is a protected public area 600 meters from Epic. It is a horizon no developer can buy and build high-rises on.
Patrimar itself has already delivered Oceana Golf, Atlântico Golf and Icon Golf there. Epic continues that sequence — and only a handful of plots remain in the enclave.
Just two towers on a 12,788.95 m² plot. It is not a project designed to fit as many units as possible: it is designed to fit the amenities.
The Balsa Service ferry runs from the condominium’s own deck to Praia da Reserva beach in five minutes, across the lagoon. It is access this address allows and most addresses do not have.
The price per square meter in the Olympic Golf quadrant has doubled since 2015 — from about R$ 10 thousand to an average of R$ 20 thousand. This is not a launch projection: it is what I see in the deals I have followed in this enclave since then, buying and selling here.

The façade was inspired by the hang gliders that descend from Pedra da Gávea: inclined angles, designed to frame Praia da Reserva, the Jacarepaguá Lagoon and the golf course. Two towers — Epic 1.000 and Epic 2.000 — arranged around a club-style leisure core.

Simulation based on the October 2026 (promotional campaign terms, while stock lasts; Patrimar list no. 10/2026) price list, subject to the developer's approval and unit availability. Instalments are adjusted as set out in the contract. The mortgage payment is illustrative: SAC table at the reference rate of 12.89% a year, without mandatory insurance or bank fees; the actual rate depends on the bank and on each buyer. Brazilian bank financing for non-residents is limited.
The promotional campaign does not cover the whole building: it applies to a set of units, and that set keeps shrinking. The updated list is not published — leave your contact and I will send it now, with the floor, sun orientation and view of each unit.
There are more than 40 amenities in Benedito Abbud’s masterplan: a pool with a 25-meter lap lane, a clay tennis court, a spa with jet swim, a gourmet rooftop, a sand court and a pet complex. That is what low density allows.

The 2-suite model is by Ana Lúcia Jucá; the 3-suite model is by Carlos Rossi, who also designed the development’s interiors. The photos below show the model apartments set up at the sales lounge — and both are in the virtual tours on this page.

This is not the buyer looking for the lowest price per square meter in Barra. It is the buyer who already understands that, in this enclave, what is scarce is not the apartment — it is the land.
Between the Jacarepaguá Lagoon and the Olympic Golf Course, with Praia da Reserva across the water. The sales lounge and both model apartments are at Av. das Américas, 10001.
In the promotional campaign, the 76.65 m² 2-suite apartment is priced at R$ 1.493.320 (BRL) and the 114.64 m² 3-suite apartment at R$ 2.267.681. Both have a payment schedule with a down payment, monthly and semi-annual installments, and financing. Prices are valid while campaign stock lasts and may change without notice — ask for the updated list on WhatsApp.
At Av. Ermanno Dallari, 200, in Barra da Tijuca, within the Olympic Golf residential enclave. The Olympic Golf Course is 600 meters away, Vogue Square 750 meters and Rio Design Barra 2 km. The sales lounge, with both model apartments, is at Av. das Américas, 10001. Postal code (CEP) 22793-366.
The price per square meter in the area went from about R$ 10 thousand in 2015 to an average of R$ 20 thousand today — based on the work of broker Evandro Soares, CRECI 12801, in the enclave since then. The reason is a supply of land limited by nature: the enclave is bordered by the Olympic Golf Course, a public area where no high-rises can be built, by the Jacarepaguá Lagoon and by Praia da Reserva. Patrimar itself has already built Oceana Golf, Atlântico Golf and Icon Golf there, and only a handful of plots remain.
Yes. This page has both 360° virtual tours of the model apartments — the 2-suite by Ana Lúcia Jucá and the 3-suite by Carlos Rossi. They run directly in the browser, on a computer or phone. Then, if it makes sense, I schedule an in-person visit.
Apartments with 2 and 3 suites from 75 to 116 m²; Garden Houses with 2 and 3 suites from 101 to 162 m², with terrace and pool; and single-level and duplex penthouses with 3 suites, from 160 to 208 m². The promotional campaign on this page covers the two standard-floor layouts: 76.65 m² and 114.64 m².
Developed by Patrimar, a company with more than 60 years of history, 2.9 million m² built and 39 thousand units delivered. Architecture by Feu Arquitetura, landscaping by Benedito Abbud and interiors by Carlos Rossi. The 2-suite model apartment is designed by Ana Lúcia Jucá.
The condominium has its own deck on the lagoon and a ferry service to Praia da Reserva in about five minutes. It is one of the services included in the condominium, as long as local companies offer it — hiring the service is the condominium’s responsibility.
Yes. We consider offers on all units. Send yours via WhatsApp +55 (21) 96684-4828, with the amount and the payment method, and I will present it to the seller and get back to you with the answer.
Yes. Foreigners can buy urban property in Brazil, even without living in the country. You need a CPF (Brazilian individual taxpayer number), which can be requested at a Brazilian consulate, and the purchase is recorded at the Real Estate Registry Office (Cartório de Registro de Imóveis), as for any buyer.
Yes. Visits can be done by video call, floor plans and the price list are sent to you, and signing can be done with a digital certificate or through a power of attorney. I follow every step and refer you to a trusted lawyer to review the contract.
Payment follows the developer’s promotional campaign schedule: a down payment, monthly and semi-annual installments during construction, and the balance through financing. Funds from abroad come in through an international bank transfer registered by the bank. Bank financing in Brazil for non-residents is limited — most foreign buyers purchase with their own funds.
Yes. The CPF is the individual taxpayer registration of Brazil’s Federal Revenue Service (Receita Federal). Foreigners can apply for it at a Brazilian consulate or online, through the Receita Federal website.
In addition to the price, the buyer pays the ITBI (the municipal property transfer tax) and the registration at the Real Estate Registry Office (cartório). I give you the amounts in the proposal.
Message me to get the list of units still at the promotional price, with floor, orientation and view — or to schedule a visit to both model apartments.
